Terms & Conditions of Sale – Thermal Reports
These Terms & Conditions of Sale (“Terms”) apply to all purchases of thermal reports made via the Skilled Mapping website.
By placing an order, you agree to be bound by these Terms. If you are unsure about any part of these Terms, please contact us before making a purchase.
1. Who we are
Skilled Mapping Ltd (“we”, “us”, “our”) is a company registered in England and Wales. We specialise in thermal imaging and analysis of residential properties using our own mobile mapping systems.

2. Who may purchase a report
Our thermal reports are intended for homeowners, landlords and other authorised parties.
By placing an order, you confirm that:
you are the homeowner or landlord of the property; or
you have the homeowner’s or landlord’s permission to purchase a report for that address.
You must provide accurate contact details and the correct property address at checkout. We may use this information to confirm which property the report relates to and may contact you if we need clarification.
3. What you are buying
When you buy a thermal report from us, you are purchasing:
access to a secure online viewer showing a thermal image (or images) of the exterior of your property; and
a written report that explains, in plain language, where heat appears to be escaping, how the building fabric appears to perform under the conditions recorded, and possible areas for improvement.
Our reports are provided for information and guidance only. They are not:
a structural survey, damp survey or safety inspection;
an Energy Performance Certificate (EPC); or
a guarantee of energy performance, energy savings, or future energy bills.
You should seek independent professional advice before undertaking major works or relying on our report for legal or financial decisions.
4. How we collect the data
We collect thermal data using our own vehicle-mounted mobile mapping systems. These are driven on public roads, typically at night and in suitable winter conditions, to capture thermal images of building exteriors.
We do not normally enter private land, gardens or the interior of your home for the purpose of preparing a standard thermal report.
The quality and type of information we can provide will depend on factors including:
distance from the road,
visibility of the building fabric,
weather conditions at the time of capture, and
the year(s) in which data was collected.
5. Delivery times
Delivery times for thermal reports depend on:
whether we already hold suitable thermal data for your street; and
weather and other external factors that affect when we can survey your area.
Our current aims are:
If we already have usable data for your street: we aim to deliver your report within 7 days of your order.
If we do not yet have usable data for your property: we aim to capture your property during our next winter survey of your city. For cities in England and Wales, this will normally be within the current or next winter season.
These timeframes are targets only and are not guaranteed. Severe weather, technical issues, access limitations or other circumstances outside our control may cause delays.
If you require a guaranteed delivery timeline before ordering, you must contact us in advance and obtain written confirmation from us.
6. Refunds and cancellations
We want to be fair and transparent. Our general approach is:
If we conclude that we cannot obtain or use suitable thermal data for your property (for example because access is not possible, conditions are unsuitable, or the images are of insufficient quality), we will refund you in full.
If we have not delivered your report within 12 months of your order, you are entitled to a full refund on request, unless we have previously agreed a different timeline with you in writing.
Once we have prepared and delivered your report, refunds are normally not available, except where required by applicable consumer law (for example if the report is defective or not as described).
To ask about a delay or request a refund, please contact us using the details on our website and include your name, email address, property address and order reference.
Your statutory rights as a consumer are not affected by these Terms.
7. Use of your data and privacy
We process your personal data, including your name, contact details, address and payment information, in accordance with UK data protection law (including UK GDPR) and our Privacy Notice, which is available via the link at the bottom of our website.
Thermal images and reports are provided via a private link. We may use anonymised or aggregated data (with personal identifiers removed) to improve our services, train our models and carry out city-level analysis.

8. How you may use the report
The report is for your own use and for sharing with relevant parties such as your family, landlord, contractor, surveyor or professional advisers.
You must not remove any copyright notices or falsely present the report as having been produced by someone else. You must not resell or commercially exploit our reports or data without our written permission.
9. Our responsibility to you
We prepare our reports with reasonable skill and care, using the data available to us. However, thermal imaging has inherent limitations and is influenced by weather, time, viewing angles and other factors.
Accordingly, we are not responsible for:
issues that could not reasonably be identified from the available images;
losses that were not reasonably foreseeable when you placed your order; or
losses resulting from your use of the report for purposes it is not intended for (for example treating it as a full structural survey).
Nothing in these Terms limits or excludes any liability that we cannot legally limit or exclude, including liability for death or personal injury caused by our negligence, or for fraud.
10. Changes to these Terms
We may update these Terms from time to time. The version that applies to your purchase will be the version published on our website at the time you place your order.
11. Governing law
These Terms are governed by the laws of England and Wales, and any disputes arising in connection with them shall be subject to the jurisdiction of the courts of England and Wales.
